ARCHITECTURE PLANS: TERMS OF PURCHASE
Liability:
These documents are instruments of service and shall remain the property of Establish Home Co. No use or reuse of these documents shall be permitted unless authorized in writing by Establish Home Co. with appropriate compensation. The contractor shall be responsible to construct the home in compliance with all state and local codes, including the state-approved version of the International Residential Code (IRC) for One and Two-Family Dwellings. The contractor is also responsible to follow all industry best practices for construction and installation. In all cases of any discrepancies, omissions, or conflicts between the various elements of the construction drawings and/or specifications, the contractor shall comply with the most stringent building code and manufacturer requirements. These shall supersede the construction drawings and/or specifications.
Building Code:
Due to the wide range of requirements throughout states and municipalities, it is possible that the plans may not have all of the information required by your state or your local building department. If this is the case, a design professional or licensed engineer can assist in bringing the plans up to your local building code.
Site:
These plans have been developed to be adaptable to different building lots. As a result, there is no site plan or other site-related information included in the plan set. A local design professional will be able to place the house footprint on your lot and adapt the plans as necessary. Prior to ordering, we strongly recommend that you consult your local building department and a local design professional for all zoning and other related restrictions affecting your lot including, but not limited to, height limitations, setback requirements, site coverage limitations, HOA restrictions and approvals, or historical district restrictions and approvals. Not all plan sets can be adapted to comply with all requirements of every site.
Engineering:
Some states require that a licensed architect or home designer and/or a licensed engineer review and stamp the plans. If this is the case where you will be building, a local professional will be able to assist you.
Please review and accept:
I understand that plans will not come designed or engineered to my building code or specific building lot. If updates are necessary, I will need to hire a local design professional or licensed engineer to bring the plans up to code. All plan sales are final.
ARCHITECTURE PLANS:
WHAT IS INCLUDED
The plan set includes the following:
Project Notes: Notes regarding general building code compliance and major
building component material and assembly requirements.
Floor Plans: Includes foundation wall layout, all dimensions, window & door
locations, room names, columns, floor materials, fireplace size, general cabinetry and appliance locations, and other pertinent notes. Also included are callouts for building sections and details provided later in the plans.
Ceiling Plans: Includes ceiling heights, ceiling finishes, general ceiling beam
locations, attic access panel locations, and electrical floor plan schematics for all floors.
Roof Plan: Includes the overall layout for roof construction, including roof
slopes. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
Exterior Elevations: Includes front, rear, left, and right-side views of the exterior of the house. Exterior materials, construction details, and measurements are also noted.
Building Sections: Important changes in floor, ceiling, and roof heights or the
relationship of one level to another is called out. Exterior details such as railings and roof eaves may also be shown.
Exterior Details: Includes roof, wall, foundation, and other framing and design details for the framer or other subcontractors.
Interior Details: Includes specific details and of interior architectural features, such as fireplaces and staircases.
Schedules: Tables with information regarding door and window sizes,
materials, and head height. Also included is a table of proposed interior finishes.
Window and Door Details: Typical window and door sill, jamb and head details.
WHAT IS NOT INCLUDED
The following items are NOT included. They can typically be handled locally by either a design professional or contractor.

PLAN SET DELIVERY
PDF – Single-Build
A complete set of working drawings delivered in a PDF digital format. The PDF file comes with a license to build ONE home. It also includes a copyright release giving you legal permission to make changes and print unlimited sets.
All orders are forwarded to our designers for fulfillment Monday-Friday. Typical delivery timeline is 1-2 business days but orders with options may result in a delay. If your order includes modifications, this delivery timeline is not applicable.
